Th Krakow currently has 280,000 - 300,000 sq m of office space of various standard, but the highest class is still in short supply. Municipal authorities want this space to double in the coming two years.

A lot is happening
The Rondo Business Park development is already standing next to the Quattro Business Park (Bora-Komorowskiego Ave.) currently under construction. Another office development in the same area is planned by Mayland Developers, which wants to build three glass office towers between Dobrego Pasterza and Bora Komorowskiego streets. The Medusa in the Grzegórzki district will stand next to the district court, the head office of Pliva, office buildings called Monolit Szary, Nowa Kamienica and the Lubicz Office Centre. The Bonarka office development is under construction on the grounds of the former Bonarka Chemical Plant. The four buildings there are to offer almost 32,000 sq m of new office space, which is in short supply in Krakow. Three modern class A office buildings are also to be built in Zabłocie as part of a development called the Enterprise Park costing some € 60 million. It is to be constructed by the Irish developer Quinlan Private Golub.
For a long time now, Krakow has been short on modern office space, hence its appeal to domestic and foreign real estate developers. Krakow's authorities project that in the next two years, 20 new buildings will be built in the city. This is to be one of the incentives for large foreign businesses to invest in this capital of the Małopolska region.
Two large business parks ...
The commercialization of the Quattro Business Park (QBP) under construction in Krakow one of the largest office developments currently built in Poland has just begun. It comprises 48,000 sq m of modern office space to let. The first of the four buildings to make up the development is scheduled for the end of 2009.
The construction of this development, made up of four 14-storey office towers, started in summer 2008. The QBP will include: head offices of companies, cafeterias, medical clinics as well as a conference centre seating 200. There will also be a courtyard between the buildings with street furniture, and parking facilities for 1,100 vehicles. Every office block making up the Quattro Business Park has 12,000 sq m of space to let. "The Quattro Business Park will primarily comprise office units over 200 sq m in size and specially separated floors with the areas of 900, 1,100 and 1,900 sq m" - we were told by Monika Franaszek from the letting department of the BUMA Group, whose job is to commercialise the area. "We are already witnessing interest among tenants due to the appealing location, the modern architecture and cost-effective operation" - she added.
The construction of Quattro Business Park, an A-class office development, has been split into four stages. December 2009 will see the commissioning of the first building together with the technical infrastructure belonging to it. In October 2010, the second office block with a multi-level car park will open. In the fourth quarters of 2011 and 2012, it is planned to commission the remaining two office buildings.
Enterprise Park represents over 28,000 sq m of class A offices. The first two buildings are to be completed by the end of Q3 2009. At that time, the builders will start on the third which is to be completed in the second half of 2010. One advantage of the Enterprise Park mentioned by the Irish developer is its short distance from the Main Square. However, poor infrastructure is its shortcoming, so the company wants to cooperate with the municipality here. "We are talking to other developers operating in this area and to the municipal authorities about improving the quality of roads leading to the office project" - says Władysław Markowski, the letting manager of the QPG office space. The Irish developer emphasises that potential tenants are already enquiring about the Krakow development. They should be tempted by the attractive rent for offices in the new project, which the developer is preliminarily setting at some € 17 per sq m.
... and modern office buildings
The Medusa, in the Grzegórzki district, will have more than 4,600 sq m of offices on eight storeys. There will be two car parks, one underground and another in front of the building. Those working in the office block will be able to take meals at a lunch bar, exercise at a fitness club, and will be able to request that the reception desk provide additional useful services (like reserving a hotel room or tickets to an opening night of a movie). The office block is scheduled for completion and commissioning as early as in late 2008.
The office blocks in Bonarka are to be built as part of the Bonarka City Center, built by the consortium of the Hungarian TriGranit and the IPR Group. This development is to be built in three stages. The first, namely a huge retail/service and entertainment centre, has already started this February. Four high standard office blocks are to be built in the second stage.
Their construction is to start this month. The last stage will be to build a residential estate. The whole project is to cost and estimated PLN 500 million. As part of the Bonarka 4 Business project, the southern part of the Podgórze district will gain almost 32,000 sq m of new office space and an underground parking garage with 470 spaces.
