BUMA or a Construction Idea

In those hard times for the construction sector in Poland, the activities of BUMA from Kraków prove to be of interest. For several years, BUMA has been involved in the home building business, operating in the sector of single-family and multi-family buildings. Following the review of the project and construction market difficulties, the Company has offered a number of own, unconventional construction initiatives.

8W, Wadowicka Street
In 1998, the Company’s Management became interested in the old warehousing building of the printing house, located at the central traffic route in Wadowicka Street. The facility had an extremely durable, reinforced-concrete structure, made in accordance with the same pattern as contemporary office buildings. And such was the role that BUMA undertook to assign to the former warehouse.

The idea was fostered by the downtown location of the site, enabling excellent accessibility by public transport, as well as good traffic layout, providing for good access to the city centre.

The building was subjected to a thorough modernisation. Its external and internal infrastructures were completely replaced, the building was provided with a new elevation, all windows were replaced with new ones, and modern hydraulic lifts were installed. At the same time, the surroundings of the building were cleared and remodelled, with parking yards and lawns in lieu of the former railway siding and in front of the building.

The next step of Buma was to acquire the whole real estate that has so far been occupied by the printing house, the owner of the said warehouse. The project, called BUMA SQUARE, was ceremonially launched in the beginning of the year. The competition for the facility modernisation was won by the design office of DDJM. Instead of the printing house, a modern complex of office buildings, with full service and commercial back-up facilities, will be created. The complex will have the surface area of 36,000 sq.m., with an Atrium as its central element, linking particular buildings. Buma Square is constructed with the idea of providing maximum safety and comfort to its users, based on comprehensive operational services. Six storeys of the complex will house three types of office premises: small and medium-sized (12-50 and 50-600 sq.m., respectively) with their own sanitary units, as well as large-area ones (over 600 sq.m.), in the form of completely separate storeys. Each of the office premise will be individually arranged and designed in accordance with the tenant’s wish. Offices are furnished with HVAC systems, as well as telecommunications ones. The whole building will be monitored and guarded, while a parking yard for 550 cars will be located close to it. The ground-floor and the atrium levels will house service and commercial outlets. The element of Buma Square that is believed to be especially attractive is the Atrium, or a spacious, roofed internal courtyard which will become a specific heart of the whole complex. The audience hall inside the atrium will enable to arrange concerts, performances and presentations. Additionally, an artificial climbing wall will be erected there.

Free-Dom Ready-Made Homes
Another interesting initiative of the Buma Group is a residential building made of volumetric modules. The first-night presentation of the building took place in January, at Budma 2002 Fair in Poznań. That method, which has for years been applied in the USA, is a novelty in Poland. This is a cheap building, with its life period comparable to that of a traditional house, while it can be constructed in a very short time. Its low price (PLN 1,213/m2, including a 7% VAT) results from the fact that the building is constructed not on site but in the plant, and that it is manufactured in series.

A single-storey building, with the surface area of 133 sq.m., can be erected on site within a single day only. The erection consists in linking of four, fully factory-completed and finished modules. The house can be set on a basement that is provided only along the building’s outline and has no partition walls, thus it can be developed freely, in accordance with the needs of the prospective tenants (the cost of such a basement is included in the building’s price). Although this is a repeatable pattern building, clients can choose wall colour sets, plaster textures, types of joinery and heating (electric heaters or gas boilers). The house is an excellent offer for all those who have no time to look after site works, make purchases or visit numerous vendors of construction materials. All that is necessary is to see the model exhibition and fill out a form on one’s expectations as to the walls, windows, plaster and finish types. After a month, which period is necessary to let the basement dry, four building modules are brought to the site. Once erected with the use of a crane, the building is ready and people can move in on the very same day.

The display volumetric module building can be visited in Kraków, in 8 Wadowicka Street. Presently, Buma is offering 45 types of houses, with three kinds of roofs. Next models, both larger and smaller ones, are under way.

During the Budma 2002 Fair, Buma has also presented a living caravan for 1-4 persons (Buma Mobildom), as well as the Multibox caravan (a sort of all-year hotel with a bathroom), as well as a trailer with comfortable toilets.
