The newly-constructed housing estates are distinguished by their complex development: they have parking lots, shops, as well as recreational facilities for children and adults.

Do current housing projects in the region of Małopolska match the aspirations of its residents? No unequivocal reply to that question can ever be possible. Examples of new housing estates presented in our daily show only possibilities resulting from the economic, most often voluntary activities.

One of the most popular investment places in Kraków is the area delineated by the Kobierzyńska, the Roweckiego, and the Bobrzyńskiego streets. The first large investor to appear in the area, and the one which for years has been associated with small and rather poor farms, was Inter-Bud.

The main artery of a large housing complex, developed in the surface area of ca. 7 ha, is today the Szuwarowa Street. "So far, we have built some 600 flats, that is about 100 a year," says Mr. Tadeusz Konieczny, Chief Executive of Inter-Bud. "This year, we intend to complete 140 flats, and the same number in 2005. Next year, together with new residential facilities, a service and shopping complex, with the surface area of 2 thousand m2, will be constructed there." Already today, the Szuwarowa Street housing estate can be distinguished by its complex development. During last years, a large Escada recreational centre, including a swimming pool and two tennis courts, was constructed. There is also a kindergarten, a bank and many shops.

The largest housing complex currently under construction in Kraków is the "Osiedle Europejskie" estate, located in the area of the Bobrzyńskiego and the Lubostroń Streets. The present condition of the project that is developed in the area of ca. 13 ha, can give only a vague idea of its final shape. The first six of twelve quarters are constructed in the area, neighbouring the facilities owned by Motorola and those of the Jagiellonian University campus. The remaining quarters will be constructed on a plateau above.

The character of the "Europejskie" estate and solutions applied therein may be assessed on the basis of "London," its first, completed quarter, which is fully fenced and monitored, with access only through a remotely-operated gate. The estate’s quality is established not only by high standard of building finish, but also by hard and soft landscaping elements. "We are probably the only housing estate in Kraków for which greenery design was prepared," stresses Mr. Adam Pozner, President of Novo Maar. "Inside the quarter, we planted thujas, berberises and maple trees. Turkish hazels will be planted along Bobrzyńskiego Street, to form an acoustic screen. We have also remembered about children who have their sand-box inside the quarter." In spring, the investor is going to commence the construction of a large service and shopping facility, with the surface area of 2,500 m2, directly neighbouring "Paris", the second housing quarter, with 184 flats. "Construction works are considerably advanced," says President Pozner. "Paris" will be completed by the end of the year, and, in April 2005, we will start to construct "Rome."

Construction of the southern ring-road around Kraków, which allows to reach easily any region in the city, has contributed to the growth of interest in land plots close to the ring road. In the park part of the Bieżanów district, where single-family houses are the dominating form of the area development, DK-Buma Development is constructing two small housing estates: the "Dębowy Park" and the "Mała Góra." President Dorota Koźmińska of DK-Buma Development: "The first estate includes 14 detached, single-family houses, as well as 14 terrace buildings. Our estates are fully developed. Both individual land plots, as well as the whole estate area is fenced. The unique character of the project consists in the possibility of one’s choosing different surface area houses, either from the catalogue, or based on an individual order. The small and cosy "Mała Góra" will be made up of four two-storey buildings, with total only 36 flats in them. They are characterised by their original architectural forms. Designs were prepared by Polish and British architectural offices (one of the buildings will be constructed in the same form in London). "The estate has been designed very carefully, in consideration of the residents’ needs," stresses President Koźmińska. "It is fenced, with parking yards, and has a recreational area with playground and swings for children."

In the same area of the city, Convector Development is constructing the "Zarosie" housing estate. That project, like the previous ones, establishes new construction standards in Kraków. All buildings are erected at the same time. "So far, we have managed to erect the building shells," stresses Mr. Marcin Zemanek, Deputy President of Convector Development. "Presently, we are conducting works to achieve the external envelope stage." This is an example of a new type of a housing estate, which constitutes a separate, very well developed whole, where – according to President Zemanek – people can feel safe. "Each of the buildings is fenced, just like the whole estate, and the ground floor windows and doors are provided with anti-burglary devices."

Another region, where large housing complexes have been constructed for years, is the northern and north-eastern part of Kraków. The largest project in the area is the EKO-Park estate, constructed by the Salwator Housing Co-operative. This estate, located in Siewna Street in the district of Krowodrza, with the surface area of 3.6 ha, will be distinguished by its unique architectural shape, as well as vast green areas that occupy almost one-third of the estate. The design, prepared by the renowned DDJM architectural office, provides for the individualisation of building elevations through adjusting their appearance and character to the residents’ needs.

Municipal plans reveal that the area to accommodate large housing complexes is the district of Nowa Huta. For obvious reasons, the majority of current projects are implemented in its western part. The Hutnik Housing Co-operative has been investing there for long, and now is beginning to construct five multi-family residential buildings, with service outlets. In the opinion of the Hutnik’s representatives, the recent location has many natural advantages, like the Mistrzejowicki Park, a kindergarten and several various schools in the neighbourhood.

Just like in Kraków, investors in Howa Huta are interested in places close to the main traffic routes. In one of such places, in Piasta Kołodzieja Street, a cosy housing and service centre is being constructed by the Bryksy Group. "There will be only 40 flats in four buildings," says Ms. Anna Zaręba, Bryksy’s representative. The value of the place results from its attractive location. The complex of two-, three-, and four-storey buildings is situated close to bus and tram lines.

In spite of various obstacles faced by housing projects, next, large projects are designed to be implemented in Kraków. Construction industry analysts are afraid that the growing market may be jeopardized by the increase of prices, resulting from, among other things, the introduction of 22% VAT rate.
