DK-Buma
is going
to construct
a housing
estate
of 28
single-family
houses
in Korepty
Street
in the
Kraków’s
district
of Bieżanów.
Half
of the
buildings
will
be terrace
houses,
the
remaining
buildings
will
be detached
ones.
Jana
Korepty
Street
links
with
Mała
Góra
Street
that,
in turn,
is a
street
off
the
bustling
Wielicka
Street.
The
housing
estate’s
location
close
to the
newly-constructed
Wielicki
traffic
node
guarantees
quite
good
travelling
conditions
to car
owners.
The
non-motorised
residents
of the
estate
can
rely
on the
adjacent
tramway
terminal
of lines
3, 9,
13 and
23.
Also
bus
lines
183
and
502,
and
even
the
night
607
line
have
their
stops
in the
area.
And
the
last
transportation
resort
is the
nearby
Kraków-Wieliczka
railway
line.
The
"Oak
Park"
housing
estate
will
incorporate
14 single-family
houses
and
14 terrace
houses.
The
facility
will
be fenced
and
provided
with
a remotely-operated
gate
and
an intercom
system.
The
Company
offers
a choice
of 14
land
plots,
with
their
surface
areas
ranging
from
4.02
to 4.58
ares,
as well
as a
dozen
or so
of different
designs
from
the
catalogue.
The
single-family,
detached
homes
will
be turn-key
finished.
DK-Buma
promises
that
each
of them
will
be completed
within
four
months
from
the
contract
execution
date.
The
single-family
terrace
houses
shall
be erected
in two
groups
of six
and
eight
buildings,
respectively.
The
first
group
will
be made
of Porotherm
hollow
bricks.
The
houses
are
86 m2
on the
average.
Those
in the
middle
of the
row
shall
cost
287,000
Polish
zlotys
(gross
price),
while
those
at the
edge,
with
larger
land
plots,
shall
cost
slightly
more.
The
second
group
of houses
shall
be constructed
of the
so-called
light-weight
clay
aggregate
modules.
Here
the
flats
will
be smaller,
ca.
60 m2
each.
Their
price
is not
known
yet,
since
they
will
be offered
for
sale
as late
as in
the
second
half
of December.
However,
considering
the
smaller
surface
area,
one
should
expect
a lower
price,
too.
The
terrace
houses
are
sold
under
the
so-called
developer’s
scheme,
that
is furnished
with
utility
installations,
aluminium
doors
and
windows,
internal
doors,
plastered
walls,
and
floors
that
are
ready
to be
finished
with
either
panel
or carpet
flooring.
All
buildings
will
be adjusted
to the
installation
of other
systems,
e.g.
cable
TV or
the
Internet,
but
Buma
shall
not
impose
any
specific
requirements
concerning
service
providers.
Also
different
solutions
were
applied
in the
project
financing.
At the
moment
of signing
of a
preliminary
purchase
contract
concerning
the
terrace
houses,
buyers
shall
be obligated
to pay
10%
of their
full
value,
while
the
rest
shall
be paid
by them
in monthly
instalments.
A special
way
out
was
prepared
for
those
interested
in single-family
houses.
Buyers
will
be able
to conclude
separate
land
purchase
contracts,
and,
through
that,
to avoid
the
increased
VAT.
However,
at the
moment
of land
purchase,
buyers
shall
have
to obligate
to place
a construction
order
with
Buma
in future.
