super-modern
office
complex
of Buma
Square
is constructed
in Kraków
to transform
the
Mateczny
Roundabout
area
Buma
Square
will
be a
complex
of buildings,
extremely
interesting
from
an architectural
point
of view,
with
the
surface
area
of 36,000
sq.m.,
designed
by the
DDJM
design
office
that
won
the
competition
participated
by five,
renowned
architectural
offices
from
Kraków.
"Buma
Square,"
stresses
Mr.
Piotr
Michalski,
the
project
executive,
"is
not
an ordinary
office
complex.
We want
it to
grow
beyond
the
current
standards
in Kraków.
In future,
it is
supposed
to provide
the
scope
of services
that
go beyond
the
usual
image
of a
work
place
and
its
environment.
Three
thousand
people
that
are
going
to work
there
will
have
at their
disposal
cafés,
restaurants,
as well
as cafeterias
providing
delicious
meals.
There
will
also
be grocery
shops,
newsstands,
etc.
Other
outlets
will
include
a pharmacy,
a post-office
and
a bank,
as well
as beauty
parlours
and
a fitness
centre,
with
a swimming
pool.
This
will
therefore
be a
facility
that
is going
to diversify
the
city
district
which
is today
associated
with
commercial
businesses
in the
first
instance."
Buma
Square
is developed
in an
attractive,
densely-populated
place
in Kraków.
In the
direct
neighbourhood
of the
complex
there
are
large
commercial
(Mix
Shopping
Centre,
Carrefour)
and
leisure
facilities
(Atomic
and
Cinema
City),
as well
as state
institutions
(Treasury
Chamber,
Treasury
Office
and
Social
Insurance
Office).
Constructing
Anew The
implementation
of Buma
Square
is the
final
stage
of a
large
project
that
was
initiated
by the
purchase
and
restructuring
of the
L. Anczyc
Printing
House
in 8,
Wadowicka
Street.
Presently,
the
printing
house
operates
in another
place,
while
the
buildings
it used
to occupy
in the
past
are
subjected
to a
complete
remodelling.
"The
tenants
are
going
to move
into
attractive,
new
premises,"
stresses
Mr.
Wojciech
Lorys,
President
of Buma
System
S.A.
"I
believe
that
many
residents
of Kraków
who
travel
in the
vicinity
of the
Mateczny
Roundabout,
are
well
aware
of the
scope
of works
we are
conducting.
Out
of the
old
building
structures,
only
the
reinforced-concrete
framework
will
remain.
The
installation
of plastering,
flooring,
partition
walls,
joinery,
as well
a structural
cabling
is taking
place
with
the
use
of modern
materials."
One
can
get
an idea
of the
project
nature
when
looking
at the
8W building,
once
a paper
warehouse,
now
the
seat
of known
domestic
and
local
companies,
such
as TP
Emitel
(telecommunications),
SKK
(bar
code
systems),
Mikomax
(office
furniture).
The
building
is furnished
with
modern
telecommunications
links,
as well
as HVAC
systems.
It has
suspended
ceilings.
Floors
in all
office
premises
are
covered
with
carpet
finish
or glazed
tiles.
Office
space
inside
the
Buma
Square
complex
is adjusted
by the
investor
to tenants’
requirements.
"Small
office
rooms,"
says
Mr.
Lorys,
"are
confined
and
have
their
own
toilets
and
corridors.
For
the
large
companies,
which
employ
many
employees
and
which
approach
costs
in a
very
economic
way,
we prepare
open-space
offices
that
can
freely
be shaped
and
adjusted
to one’s
own
needs.
In November,
the
financial
centre
of Tesco
Poland
is going
to take
over
such
a large
office,
with
the
surface
area
of more
than
2,300
sq.m.
A
Congress
Hall
for
Kraków The
review
of the
market
situation
and
of tenants’
expectations,
has
resulted
in the
design
corrections.
The
most
important
of them
is the
construction
of a
large
congress
hall
for
600
people
in the
great
atrium
that
is directly
adjacent
to Wadowicka
Street.
"There
is a
shortage
of such
places
in Kraków
where
large
conferences,
meetings
and
congresses
might
take
place,"
emphasise
the
Buma
Group
representatives.
"Our
hall
will
be a
multi-purpose
one,
being
also
an entertainment
or banquet
hall.
In the
same
part
of the
building,
five
small
seminar
rooms
will
be located,
all
of them
with
audio
and
video
equipment,
necessary
for
holding
small
meetings.
We believe
they
will
also
be of
use
to our
future
tenants."
The
facility
under
construction
is located
in the
key
point
of the
city.
The
Mateczny
Roundabout
has
for
many
years
been
one
of the
most
significant
traffic
interchanges.
It is
the
crossing
point
of international
routes
to the
south
(towards
Zakopane
and
Cieszyn),
to the
north
(towards
Warsaw
and
Gdańsk),
as well
as to
the
east
(towards
Rzeszów
and
Przemyśl).
Both
reaching
Buma
Square,
and
parking
in the
complex
area,
are
no longer
problems.
In
future,
the
complex
will
have
parking
yards
for
550,
generally
available
and
reserved
places.
The
electronic
monitoring,
conducted
by means
of the
CCTV
cameras,
which
already
today
safeguards
the
8W building
and
its
surroundings,
will
provide
full
safety
to people
staying
in Buma
Square.
Critical
Trumps
of Buma
Square The
modern
facility
in Wadowicka
Street
is developed
at a
very
fast
pace.
Presently,
they
are
adapting
the
ground-floor
premises,
where,
among
other
outlets,
an office
supplies’
shop
was
opened
quite
recently.
"Perfect
location
is,
undoubtedly,
one
of the
most
critical
trumps
of Buma
Square,"
emphasises
Mr.
Lorys.
"Renting
an office
in the
city
centre,
where
there
are
no parking
yards
and
streets
are
congested
all
the
time,
means,
practically
speaking,
getting
into
very
serious
troubles.
We trust
that
also
the
project
quality
will
convince
all
those
interested.
We are
implementing
that
quality,
governed
by the
motto:
"High
quality
at a
reasonable

Square
will
amount
to 10-16
euros
per
sq.m.
The
operating

be by
half
lower
than

of comparable
