For
those
who
do not
want
to look
after
the
construction
site
for
months,
prefer
to use
a verified
design
and
move
into
their
own
homes
within
several
weeks
following
the
contract
execution,
BUMA
has
prepared
an interesting
proposal.
There
is a
saying
among
people
who
decide
to build
their
own
home
that
the
first
one
is built
for
our
enemies,
the
second
for
our
friends,
and
only
the
third
one
for
ourselves.
The
saying
originated
from
the
fact
that
imperfections
of individual
design
can
be discovered
only
upon
one
moves
in.
It is
only
then
when
we find
out
finishing
defects
and
wrongly
distributed
installations
in rooms.
One
cannot
forget
the
time,
spent
on supervising
consecutive
stages
of the
project,
looking
after
contractors,
or checking
work
quality,
not
to mention
the
choice
of proper
materials.
For
people
actively
involved
in their
business,
such
supervision
is often
impossible,
while
relying
on specialists
not
always
turns
out
to be
good
for
the
future
home
users.
One
can
avoid
all
those
drawbacks
when
buying
a ready-made
home
from
a developer,
although
it is
still
necessary
to choose
the
location
and
the
company,
or to
buy
a ready-made
home
to be
assembled
and
put
on one’s
own
plot
of land.
A ready-made
home
can
be selected
from
a catalogue,
like
a car.
An additional
benefit
is the
price
which,
in the
case
of self-implemented
projects
is never
finally
specified,
since
there
always
appear
expenditures
that
have
not
been
originally
budgeted.
In the
case
of the
Free-Dom
technology
home,
the
standing
price
is the
one
specified
in the
catalogue,
and
amended,
at the
very
most,
by the
price
of higher
finishing
or furnishing
standards
than
those
we are
aware
of at
the
moment
of the
contract
conclusion.
Prefabricated
homes,
selected
from
catalogues,
are
becoming
more
and
more
popular
in Europe.
Also
in Poland,
an offer
was
developed,
in which
the
repeatability
of design
and
manufacture
allowed
to rule
out
structural
and
manufacturing
defects,
while
the
possibility
to select
materials,
finishing
colours
and
textures
made
such
offers
attractive.
So
far,
catalogue
homes
offered
in Poland
were
based
on wooden
framework
technologies.
Presently,
the
offer
of the
Buma
Group
has
appeared
on the
market:
ready-made,
modular
single-family
houses,
with
walls
of lightweight
clay
aggregate
concrete.
The
clay
aggregate
has
been
known
in Poland
for
years,
although
here
it has
been
used
for
the
first
time
ever
in such
a form.
The
new
buildings
are
characterised
by a
high
level
of heat
insulation
(the
heat
transfer
coefficient
is 0.23)
and
sound
insulation,
as well
as short
construction
period.
The
total
construction
process
takes
30-45
days.
In
the
moment
when
workers
start
to excavate
foundations
on site,
the
house
fabrication
commences
in the
plant.
The
house
structure
is made
of modules,
with
their
dimensions
similar
to those
of a
truck
container.
Such
a module
is completely
finished,
with
installed
doors
and
windows,
installations,
interior
and
exterior
rendering,
floor
and
wall
tiles,
sanitary
fixtures,
and
even
kitchen
and
bathroom
furniture.
After
minor
finishing
works,
one
can
move
in.
In
this
way,
in no
more
than
two
months,
it is
possible
to realize
one’s
dream
of a
new,
good-value
home.
That
high
time
economics
simply
means
freedom,
and
this
is appreciated
by all
those
who
used
to spend
all
their
spare
time
at their
construction
sites.
How
does
such
a "Free-dom"
home
look
like?
Its
recent
version,
with
the
surface
area
of 140
m2,
can
be seen
in Kraków,
at 6,
Wadowicka
St.,
where
it was
assembled
within
a week.
I have
seen
it myself
and
I must
admit
that
when
watched
both
from
the
outside
and
from
the
inside,
it does
not
differ
from
any
other
traditional
houses
that
required
at least
two
consecutive
construction
seasons
to complete.
The
durability
of the
Buma’s
house
does
not
depart
from
standards,
either.
What
about
the
price?
1,900-2,200
Polish
zlotys
per
square
metre
(+ VAT)
is the
cost
that
is certanily
lower
than
in the
case
of a
building
constructed
even
under
one’s
own
supervision.
The
differences
in prices
result
from
differentiation
of finishing
and
furnishing,
which
elements
can
be freely
selected.
The
final
price
is known
to the
customer
after
the
selection
has
been
made,
and
prior
to the
contract
execution.
Lower
costs
result
from
the
repeatability
(low
waste
material
losses)
and
short
time
of site
mobilisation.
The
advantage
is the
high
quality
of finish,
as majority
of works
are
conducted
not
on site
but
in a
roofed
plant,
where
no field
conditions
or bad
weather
can
impede
works.
