More and more interesting office buildings in Kraków

Kraków grows up to be captain of office space industry. From April to June three new office buildings were put into use. More and more often those buildings can boast an interesting architectural features.

According to the information provided by Jones Lang LaSalle, in large cities in the second quarter of 2011, the office space increased on the average by more than 35,000 sq.m. In that period in Kraków two Bonarka 4 Business office buildings (16,000 sq.m.) and one Green Office building were put into use.

Offices in the B4B have been leased out in almost 100%. One of the B4B tenants is Alexander Mann Solutions, a provider of outsourcing services. "Bonarka 4 Business has everything that companies expect from office buildings: a convenient travelling access, a high comfort of work, safety of employees, as well as a prestigious location," touts Tomasz Lisiecki, Manager of TriGranit Poland.

In addition to the economic aspect of those projects, also architecture, which brings in a new quality, provides for a high value of those new office buildings. The B4B design was prepared by the Kraków-based design office of Artur Jasiński and Associates. Finally, the B4B complex will be made up of four, detached buildings, with freely adjustable open-space interiors.

As the said report indicates, in the first half of 2011 the most offices were leased out in the cities of Kraków and Poznań. The biggest tenants in our city include: Shell (16,100 sq.m. in Kraków Business Park) and Sabre (8,900 sq.m. in Buma Square).

"The starting price of rents in Class A office buildings is ca. 14 euros per sq.m. Rates in Kraków are comparable with those in other large cities, like Wroc³aw, Poznań, and Gdańsk. For the time being, those prices should stay unchanged," believes Monika Franaszek, Senior Leasing Manager in the Buma Group.

Although the number of office buildings in Kraków keeps growing, still the office space vacancy rate is hovering at about 11%. All over Poland (except for Warsaw) office buildings of the surface area of ca. 340,000 sq.m. are constructed – the most of them in Wroc³aw, Kraków, and the Tri-City of Gdańsk, Sopot, and Gdynia.
