Buma back to building apartments
Puls Biznesu, 17.05.2011

After many years’ absence in housing development, the Buma Group is to build an estate in Dobrego Pasterza St. in Kraków.

The Buma Group has been active on the real estate market since 1991. Its track record includes over 1,700 apartments and 300 detached houses.

The Group’s developments include the following Krakow housing estates: Pychowice, Kliny Zacisze, Polana Żywiecka, Dominikanów, Pod Skałkami, Mała Góra, Dębowy Park, as well as modular Bumati buildings and multi-unit housing in London.

However, in recent years, the Buma Group mainly focused on constructing large office development. It has completed, inter alia, the Buma Square Business Park, the Onyx office building and the Rondo Business Park in Kraków.

After several years of absence, the developer is coming back to the residential market.

In three stages of the development called Osiedle Familijne, 320 apartments are to be built. The first stage covers 90 units in a ten-storey building. The estate is being erected by Buma Development, a subsidiary of the Buma Group.

The ground floor of the first building is to house retail units. The courtyard will feature greenery and a playground. Ground ground-floor apartments will have gardens. Under the building, there will be store-rooms for residents and an underground garage. The apartments are to cost between PLN 5,800 and 7,500 per sqm.

The estate has good transport links to the centre, there are also retail facilities in the vicinity. The first stage is scheduled for completion in the first half of next year.

However, the Buma Group is not giving up office developments. It is erecting two new commercial buildings: the Quattro Business Park and the Green Office, designed in accordance with sustainable development and environmental principles. All buildings will have energy certificates.

“We wanted to build offices that are environmentally- and human-friendly” – says Małgorzata Michalska, the developer’s representative.

In practical terms, almost 30% of the development area is greenery.

All buildings will be fitted with energy-saving systems: solar thermal panels, photovoltaic cells and heat pumps, as well as intelligent systems controlling the heating and air conditioning. Interior designs call for using materials with environmental certificates.

What is more, the buildings will also generate less waste than traditional ones due to special facilities supporting segregated waste collection for its recycling or disposal. They will also feature systems to limit the consumption of water for cleaning and washing.
