The new investment by the Buma Group – the Green Office development – is rising within the Pychowice Special Economic Zone, in the centre of an area in which the Jagiellonian University will focus its significant scientific and research potential alongside the innovation and development capacities of independent businesses.

This area of Krakow has been developed very rapidly for several years. Due to the adopted spatial development plan which details the conditions for, the parameters and the intensity of development while protecting the natural value of this neighbourhood, the investment activities can be called very orderly and coordinated. What is also significant is that a large proportion of land here belongs to the Jagiellonian University.

A large role in coordinating the development is played by the city, which engages in preparing the developments in two ways. Primarily it helps to organise joint meetings of developers, municipal companies and units, the Architecture Department or the Environmental Development Department and tries to coordinate their activities. Apart from regulatory steps, the city invests in infrastructure grids, their laying and the construction of public roads. The latter include a road leading to the Małopolska IT Park, the latter scheduled for commissioning in the first quarter 2012, which is being built next to the Green Office. ...

This is paralleled by the reconstruction of   Bobrzyńskiego and Grota Roweckiego streets including the construction of a fast tram line, which will greatly improve access to the city centre.  The transport within the city as well as access to the exit roads leading to Katowice, Warsaw, Wrocław, Rzeszów and the Balice Airport is eased by the Krakow ring road, 4 km distant from the Green Office.

The Green Office is a development consisting of three modern, class B+ office and service buildings: building A of 3,000 sq.m., building B of 8,000 sq.m., and building C of 10,000 sq.m.. The architecture of the development has been designed by Krakow-based UCEES.

The main tenant of the development, Motorola Polska, has leased 11,300 sq.m. in total. On May 2, the company moved into building B, in October it will also occupy building A. The last building, which is currently being commercialised, is planned for completion next year.

As Motorola Polska is an IT company, when designing and constructing the development, the Buma Group cooperated strictly with the future tenant so as to tailor the buildings to its needs, such as the higher capacity required by its servers, due to which the electrical system was modified and the building equipped with UPS units to maintain power supply to systems which must operate 24h/day.

The developer takes good care not just of the future tenants, but also of the environment and has applied numerous environmentally-friendly solutions, exemplified by: a lighting system controlled with motion/presence sensors and light intensity measurements, modern photocell-controlled fittings supporting water saving, solutions reducing heat loss and gain (external blinds, low-emission glazing units) and alternative energy sources (solar thermal and photovoltaic panels). The developer has also announced installing sockets for charging electric vehicles.
