REAL ESTATES. Suburban proposals of single-family houses
The situation on the construction market is beginning to favour those investors, who develop housing estates of single-family houses. The decreasing supply of new flats and prices that continue to keep stable on a relatively high level direct potential buyers towards the real estate market segment, which recently has been feeling the negative impact of the market recession.

"Buyers will surely take advantage of the recently slackened bank loan policy, which – within a year or a year and a half, as already expected today – may again be subjected to restrictions," says Monika Wojciechowska, who is a representative of the Association of Real Estate Brokers in the Małopolskie Region. "Moreover, it is the spring, which makes it possible to become better familiarized with housing projects on the outskirts of Kraków and beyond the city limits, and thus facilitates purchase transactions."

The geography of housing projects implemented in our region is a very complex one. The majority of them are developed, for purely obvious reasons (one of them being the greater ease of land acquisition and obtaining of administrative decisions), in the neighbouring communes. However, investors cope also quite well in those areas that belong to the city, and are able to find attractive land plots located frequently in the direct vicinity of large multi-family building complexes, or green areas.

Such complexes of single-family houses are built in many places, including the districts of Podgórze, and also of Krowodrza. The level of interest is most often determined by the price which – in the case of a facility of more than 150 m2 of surface area and a high finish standard in a well-developed common space – usually exceeds one million Polish zlotys.

One can find bargains in areas located closer to the city limits. An example, taken from the Kraków Housing Fair, may be a complex of single-family houses, named Podgórki Tynieckie. The project provides for the construction of 26 houses with the surface area of 81 and 101 m2  (the latter have their own garages), and with the price starting from 450,000 Polish zlotys for a home. "So far, we have constructed eight such homes, and the construction of another eight ones will be completed in August," declares Ms. Agnieszka Zawadzka from the Buma Group. "Our offer is directed to all those, who look for their own flats in the city, but far from the crowded, large housing estates. We are able to offer a house with a garden in a small, guarded housing estate located close to Tynieckie Forests at a price, which is equivalent to that of a three-room flat in the city."

The area, which focuses the interest of investors, and which enjoys a great popularity among prospective buyers is a vast space that neighbours on Zakopiańska Street. One of housing estates constructed in that area (in Petrażyckiego Street) includes the Dolina Sarny (The Roe Deer Valley) housing estate, or a complex of nine single-family houses, with the surface area of 150-170 m2, priced at ca. PLN 4,375 per sq.m. "Our houses are sold with an unfinished interior. The whole estate will be carefully developed," stresses President Tadeusz Sitarz of REMSET, the company, which has completed a similar 10-house project in the neighbourhood (Ważewskiego Street).

Presently, standard facilities to be bought in the suburban areas are houses priced at PLN 600- 750 thousand each. Such amount of money can buy a house in the villages of Węgrzce (built by Zilmex), Bibice (built by Stalbud Inwestycje), or Sidzina (built by ArmadaDom and by Zilmex). One of the new phenomena includes flats sectioned off in single-family buildings. Janbud presented such offer during Kraków Housing Fair. The company is constructing 4 small buildings in Lniana Street, with 16 flats of the surface area of 61 to 81 m2 and priced at ca. PLN 6,300 per sq.m. "The price also includes a garage and a tenant's shed," says President Jacek Nowak from Janbud.

Thanks to the construction of new traffic routes, also the district of Swoszowice has recently gained more importance, and became a place more accessible to the residents of Kraków. KrakInwest is constructing there a complex of eight single-family houses, with the surface area of 141 m2 each, priced at PLN 540-680 thousand. "The buildings will be transferred for use with an unfinished interior, and are made of traditional materials," stress the representatives of the investor. "However, based on a separate contract, it is possible to have a house constructed on a turn-key basis."

The economic situation favours today all those, who are interested in buying their own homes. Prices on the level of PLN 4,500-5,500 per sq.m. are competitive in relation to flats in multi-family buildings.
