Quattro Business Park

The development will be made up of four class A office buildings.  By 2012, the tenants will have access to 48,800 sq m of lettable area and a five-level car park.

The Quattro Business Park is a modern class A office development being built in the Gen. Bora-Komorowskiego Ave., near the Polsadu Roundabout in Krakow.

The business park consists of four 14-storey office blocks surrounding a courtyard that will include a cafe, a fountain, benches and green areas.

What is very important is that 1,143 parking spaces will be provided next to the office buildings: 252 on the ground level, 188 in the underground garage, and 703 in a multi-level car park with five above-ground and one underground level.

The business park will be constructed in four stages.

The first to be build, by the end of this year, is Building A with 12,000 sq m of lettable area. In October 2010 it will be joined by Building B with 11,800 sq m of modern class-A office space and a car park. In the second half of 2011, tenants will be able to move into Building C (12,200 sq m) and in 2012 into Building D (12,800 sq m) will complete the whole. The ground floors of buildings will house, among other facilities: self-service restaurants, medical clinics, newsagents, a bank, an ATM, a pharmacy and other small service outlets (e.g. of mobile phone operators, copy shops).

Every office block will be notable for its modern architecture, as the development has been designed by the well-known Warsaw-based architectural firm of Kuryłowicz & Associates. The modern facade is built to a great extent of glass so the offices will receive much daylight. Other environmentally-friendly solutions to cut energy consumption in the offices have also been used.

Storeys with the following areas will be partitioned out in the office buildings: 900 sq m, 1,100 sq m, 1,900 sq m, open space offices and suites with areas from 200 sq m. All office blocks will be equipped with air conditioning, ventilation, structural cabling with 100% guaranteed power supply and fast lifts.

A lot of attention has gone into the security of the business park. It will be guarded round-the-clock by a licensed security company, the common parts of buildings and the grounds will be covered by CCTV, while access to buildings, underground garages and the multi-level car park will be controlled.

The development stands in a very good location.  The Gen. Bora-Komorowskiego Ave. is one of the main thoroughfares of Kraków which connects directly to the Krakow ring road and a motorway. The drive to the Balice Krakow Airport takes about a quarter of an hour. It takes no longer to get to the city centre. The very dense public transport network in this area allows one to travel very quickly in any direction. In addition, a tram line connecting the centre of Krakow with the Nowa Huta district will run less than a hundred meters away.

Offices in the Quattro Business Park are let by the developer itself, i.e. the Buma Group. Negotiations are currently in progress with potential tenants, the offered rent amounting to €15 - €17 per sq m.

4 office blocks with 48,800 sq m of modern class-A office space in total will be built in stages from 2009 to 2012.
