special
buses,
travelling
between
different
housing
estates,
more
than
a thousand
of customers
who
visited
both
new
and
already
inhabited
flats
and
attended
lectures
on benefits
resulting
from
choosing
a Social
Building
Association
as one’s
home
builder
–
all
that
was
the
result
of a
two-day
fair,
organised
by the
TBS
Kliny-Zacisze
S.A.
Social
Building
Association
under
their
"Weekend
with
the
TBS"
action.
During
ten
dozen-minute
lectures,
the
guests
were
able
to learn
the
rules
of the
state’s
financial
support
for
the
TBS
monthly
rents,
they
were
told
under
what
conditions
the
state
loan
can
be redeemed,
why
it is
worth
to live
in a
TBS
flat,
how
long
it takes
to acquire
a TBS
flat
(not
longer
than
half
a year),
and
how
a TBS
flat
can
be lost,
sold,
or inherited.
The
event
was
also
attended
by representatives
of the
LG Petro
Bank
S.A.,
which
specially
prepared
their
new
product
in the
form
of participation
share
loans.
That
means
it is
possible
to obtain
a TBS
flat
even
if one
has
not
enough
resources
available
at the
moment.
"The
TBS
Associations
have
not
enjoyed
a good
press
recently,"
believes
Mr.
Wojciech
Lorys,
President
of Buma
System
S.A.,
the
company
which
constructed
housing
estates
for
the
TBS
Kliny-Zacisze
S.A.
Social
Building
Association.
This
has
resulted
from
the
policy
of the
state,
which
suspended
granting
loans
to the
Associations,
while
the
media
put
a blame
just
on the
Associations
in the
first
instance.
But
the
Associations
were
not
guilty
since
their
loan
applications
were
not
considered
by the
state-owned
Bank
Gospodarstwa
Krajowego.
TBS
Kliny-Zacisze
S.A.
Social
Building
Association
was
the
first
one
in the
Małopolska
region
to obtain
this
year
a loan
from
the
National
Housing
Fund,
and
soon
is going
to complete
more
than
200
new
flats.
There
was
an opinion
among
the
fair
visitors
that
the
TBS
offers
exceptionally
well
coincided
with
the
judgement
of the
Constitutional
Tribunal
concerning
rents
in private
tenement
buildings.
The
TBS
system
allows
to escape
from
the
expected
increase
of those
rents
and
to exchange
old
and
large
flats
for
cheaper
and
smaller
ones,
but
with
a modern
standard.

Yes,
flats
are
now
same
products
like
any
other,
to which
also
different
selling
and
marketing
techniques
apply.
Except
for
social
dwellings
that
are
assigned,
today
all
homes
are
either
purchased,
or rented.
We are
offering
last
available
flats
in the
"Halszki"
housing
estate
in the
district
of Kurdwanów,
as well
as presenting
a full
offer
of flats,
ranging
from
26 to
93 m2
in the
"Pod
Klombami"
estate
close
to Rydygiera
Street.

those
flats
particular

are.
They
are
located
in buildings,
which
are
constructed
under
the
Milokum
technology.
This
is a
technology
that
enables
to construct
a housing
estate
in an
exceptionally
short
time.

of that
technology
will
highly
be prized
by future
tenants.

exceptionally
energy-saving,
thus
their
heating
costs
will
be lower.

those
flats
have
a very
good
sound
insulation
and
hence
are
more
comfortable.

novelty
has
appeared
on the
housing
market:
a participation
share
loan.

is it

First
of all,
such
a loan
can
be contracted
up to
100%
of the
participation
share
amount.
Therefore,
it is
not
required
to have
any
cash
in hand
at the
moment.
Collateral
on the
sharer’s
property
is sufficient,
e.g.
on a
real
estate,
a flat
or even
an ownership
title
to a
flat.
The
loan
can
be contracted
jointly
by the
sharer
and
by the
tenant,
and
can
also
be repaid
jointly
afterwards,
or be
repaid
solely
by the
tenant.
However,
joint
incomes
of both
sides
are
considered
when
contracting
the
loan.
Loans
can
be contracted
in four
different
currencies:
in Polish
zlotys,
euros,
US dollars
and
Swiss
francs.
An earlier
loan
repayment
shall
not
involve
any
additional
fees.
And
what
about
the
interest
rate? It
depends
on the
volume
of contribution
in cash,
paid
by the
sharer.
A lower
loan
means
a lower
interest
rate.
The
lowest
interest
rates,
depending
on the
currency,
range
from
8.99%
(Polish
zlotys)
to 3.49%
(Swiss
francs).
