The
newest
development
by the
Buma
Group
–
the
Quattro
Business
Park
(QBP)
–
is the
largest
office
project
under
construction
in southern
Poland:
48,000
sq.
m. of
lettable
space
representing
almost
1/6
of the
existing
office
space
in Krakow. Its
importance
has
been
recognised
by the
Municipality
as well.
This
is proven
not
only
by the
attendance
of Municipality
representatives,
including
the
Deputy
Mayor
Kazimierz
Bujakowski
and
the
Chief
Architect
of the
City
Professor
Andrzej
Wyżykowski,
at the
press
conference
called
by the
Buma
Group,
but
also
by the
short
time
in which
the
developer
was
able
to complete
all
the
formalities
necessary
to start
the
construction. "One
major
limitation
to the
growth
of service
sector
companies
that
are
already
active
in Krakow
is the
relatively
small
stock
of office
space.
Of the
approximately
240,000
sq m
of office
space
commissioned
in 2005-2007,
almost
99 per
cent
has
already
been
leased.
This
is why
the
Quattro
Business
Park
development
is very
much
in line
with
the
city
development
strategy"
–

conference. Quattro
was
designed
by the
Warsaw-based
Kuryłowicz
&
Associates
architectural
firm.
"We
did
not
want
the
development
to be
distinguished
only
by its
size.
We also
wanted
the
character
of its
architecture
to bring
positive
emotions.
When
seeking
its
architectural
expression,
on the
one
hand
we wanted
to plant
it firmly
in the
trend
of modernism,
on the
other
we were
aware
that
this
is a
building
addressed
to young
people
whose
minds
are
open
to the
world
and
who
will
determine
the
future
of our
country"
–
says
Professor
Stefan
Kuryłowicz. The
Quattro
Business
Park
is being
built
in the
Bora
Komorowskiego
Ave.
in the
Olsza
District,
for
years
considered
one
of the
strategic
areas
of the
city.
The
development
will
be made
up of
four
14-storey
buildings,
each
with
a facade
of different
colour,
connected
with
enclosed
overhead
walkways.
Between
them,
there
will
bea
courtyard
with
a fountain
and
a cafe. Apart
from
279
ground-level
parking
spaces,
there
will
be another
900
in the
underground
car
park
and
the
multi-storey
one
on the
grounds
of the
development. Round-the-clock
security
guards
from
a licensed
company,
access
control
to buildings,
the
underground
and
multi-storey
car
parks,
as well
as a
CCTV
system
will
guarantee
the
security
of future
tenants.
The
comfort
of their
work
will
certainly
be improved
by tall
rooms
(3 m),
a full
air
conditioning
system
with
individual
temperature
control
for
every
unit,
supply/exhaust
ventilation
with
humidification
and
floors
covered
with
anti-static
carpeting
in tiles.
The
office
blocks
will
also
have
power
supplied
from
two
circuits
with
a 100%
supply
guarantee
for
dedicated
230
V DATA
sockets
as well
as a
UPS
system
integrated
with
a generator
which
will
maintain
the
power
supply
when
the
primary
feeders
fail. The
development
will
be built
in four
stages,
the
first
of which
(building
A) will
be completed
as early
as the
fourth
quarter
of 2009,
and
the
last
in 2012.
"We
staged
the
development
over
several
years
on purpose"
- explains
Piotr
Michalski,
a Buma
Group
representative.
"We
do not
know
what
the
economic
situation
will
be like
in a
few
years
and
whether
Krakow
will
need
so much
office
space.
Staging
the
development
will
allow
us to
accelerate
or suspend
it depending
on the
market
conditions." The
Buma
Group
has
been
developing
properties
in Krakow
and
elsewhere
for
17 years.
Its
track
record
includes
several
large
office
projects,
among
them
the
Buma
Square
Business
Park
in the
Wadowicka
St.
and
the
Rondo
Business
Park
near
the
Polsadu
Roundabout
as well
as numerous
housing
estates.
The
development
in the
Bora-Komorowskiego
Ave.
will
be its
largest
so far.
