THE WIDE offer of detached houses can now satisfy the pickiest buyers’ expectations.
Krakow is surely anything but inexpensive. A house of 150-200 sq m costs between PLN 700,000 and 990,000. However, you can find better offers, though they may entail some additional expenses.
An offer of detached houses that are either complete or nearing completion is something new on the Krakow real estate market, due to the boom observed on the property market two or three years ago. This is very good news for buyers, who now find it easier to buy a property. They can assess the build quality of a house and are more comfortable making the deal. In addition, the multitude of offers allows them to negotiate prices. Examples of many developments prove that you buying a detached house at much better terms today than just a year ago.

However, you can find better offers, though they may entail some additional expenses (e.g. the house is offered as a building shell). Our analysis shows that some of the most expensive are detached houses in the Pylna St., which is due mainly to the ultra-modern architecture of their form, the location (in the Wola Justowska district) as well as the materials used: expanded clay aggregate, Trespa facade panels, glazing etc.
Cheaper houses can be found in the vicinity of Krakow. In Masłomiąca (Michałowice municipality), Saritor Park, a company of British origin, has built an estate of detached houses with incomplete fit-out, 145, 160 and 232 sq m in area, on lots of 800 to 1,300 sq m, with prices starting from some PLN 740,000. The Krakow-based Renoma offers turn-key houses of 152-166 sq m (net area, the real area is much bigger due to sloping ceilings), on plots of 550 sq m and larger, in a development close to the Tomaszowice Manor, priced from PLN 749,000. You can find such offers in almost every municipality near Krakow, and one of their advantages are high standard finishes: ceramic roof tiles, energy-saving joinery, automatic garage doors etc. A large estate of detached houses called Żubr is under construction in Niepołomice, another - Parkowe Wzgórze - in Mogilany.
If you are looking for much lower prices, check out offers of houses further away from Krakow. For example, Granit is building a development of detached houses in Brzesko, which will be sold as closed-in building. "We are offering them in that standard because we had too many problems commissioning fully fitted-out houses" - a company representative emphasises. Now everyone can run pipes and cables the way they want them. However, the houses are completely finished on the outside. One square meter of a 90 sq m house costs PLN 3,000 gross.
