Semi-Detached Houses Most Popular

Semi-detached houses are built mainly in areas where the spatial development plan prohibits designing multi-unit developments . Such regulations mean that you rarely see housing estates of multi-storey blocks of flats next to estates of semi-detached houses. Semi-detached houses are more frequently found in places where detached or terraced houses are also built.

The buyer thus gets some guarantee of how the neighbourhood will develop, and the developer has the certainty that the development will not lose its value overnight, as this value is ensured by the low-density character of the neighbourhood.
Usually such estates comprise medium-sized houses (120 m2 - 180 m2) with private lots from less than 300 m2 up to over 12,000 m2 gardens. Such houses are usually two-storey, with sometimes a developed attic forming the third one. As a rule, they also include one-car garages.
Relatively many housing estates of terraced houses and semi-detached ones are currently under construction in Krakow, particularly in its southern part. House and lot sizes as well as the standard and the architecture are very varied, from absolutely traditional solutions to very modern ones.

Buma means a high standard

Houses of exceptionally modern architecture are offered by Buma Building Systems S.A. in a housing estate called Zaułek Onyx (the Onyx Cul-de-Sac) in the Wola Justowska district at the junction of the Królowej Jadwigi and Pylna streets. They are distinguished by their trademark graphite facade, after which the estate is named. The houses are finished to a very high standard, with large windows and high quality aluminium windows and doors. Their modern character is emphasised by galvanized steel terraces and external stairs with glass railings.
These houses, 110 m2 in floor area, will be commissioned equipped with central heating plumbing, under-floor heating in bathrooms and the entrance hall, and natural gas-fired boilers. Every one will also feature innovative forced ventilation. The developer also stresses the elegant finishes of the gated community: a limestone and tropical wood perimeter wall and internal roads paved with sett. The housing estate has already been finished, so you can buy a house there even today. What is interesting is that you can buy a house with the fit-out designed by the Signatura Design Studion, which includes internal doors, wall finishes and flooring, complete bathrooms, built-in closets, and even kitchen furniture with white goods. The remaining houses can also be ordered with the offered internal design or your own one.

For those who like lots of room

Another interesting offer is the development by SLS Dom in Bielany. What distinguishes it is the above-average floor area of houses, as large as some 283 m2, on lots as big as 900 m2. What is also characteristic, apart from the space, is that not only is the entire 7,500 m2 estate fenced and equipped with waste bins, but so is every house. The finishes of every house are also notable: facades clad in stone and tropical wood go well with the landscape of rolling hills and meadows adjacent to the development.
The houses will be commissioned without fit-out in the first quarter of 2009. At the present stage of works, you can still negotiate the fit-out, some provisions of the agreement and the design with the developer, and you can select a specific house, as 10 out of 14 are still offered for sale.

With a conservatory

A development located outside the area in which most semi-detached estates are built is a small estate of four houses at the Stelmachów St. offered by the Magierowska Estate Agents. The floor area of 175 m2, 400 to 800 m2 lots, top quality materials and fit-out, as well as the location in a quiet, low-density neighbourhood make this project very attractive . What is interesting is that every house will have a two-car garage, which is not often seen in this type of developments.
These houses, though traditional in style, can optionally be equipped with modern, very functional solutions – air conditioning with a heat pump, forced ventilation with heat recovery, central vacuum cleaner, and 12 square meter conservatories, unique on the Krakow market.

Centrally located among greenery

Marti Solanes Development offers an estate of 10 semi-detached and 4 terraced houses in the Mochnaniec St. All houses are of relatively large total area amounting to 205 m2, and usable area of 152 m2, on lots between 200 and 450 m2. The strength of houses in this location is the very good access to the city centre as well as nearby green and recreation areas. Residents' security will be ensured by a CCTV system monitoring the entire 7,000 m2 gated community. The estate is to be commissioned in the 3rd quarter of 2009. Eight of the fourteen houses are still available, including 5 semi-detached and 3 terraced ones.

Houses on a hill

Another interesting offer is that of Maylane, which is building a housing estate called Park Lane in the Pod Strzechą St. in the Bronowice District. It is a group of 14 semi-detached houses on a scenic hill. This gated community with optional CCTV monitoring is distinguished by its low-density location, and the attention to detail obvious in the design drives its appeal. The large floor area of houses – 205 m2 – definitely improves their functionality, while beautiful terraces with awnings will allow the residents to enjoy their beautiful neighbourhood.
The price includes the fit-out with all the plumbing/wiring and the Silver option comprising tiles, taps, internal doors and wooden or environmentally-friendly flooring, all selected by the buyer. For an additional premium, you can order the Gold or Platinum fit-out version as well as a bespoke interior design.

With a view of Bielany

At the Medalionów St. in the Dębniki District, Zilmex is constructing a small housing estate called Sidzina - Południe made up of six semi-detached houses measuring 180 m2 in floor area. Their strength is the unique view of the Camaldolese Monastery in Bielany and the Lasek Wolski Forest. These houses on lots of 600 to 700 m2 in area will have individual wastewater treatment plants and driveways paved with sett. Houses will be commissioned without fit-out in the first half of 2009 at the price of PLN 624,000 to PLN 663,000.

Inspired by Japan

An offer very interesting due to its unique style is that of the Luka - Pol Development Group. The Bonsai Park estate, located at the junction of the Kostrzecka and Tyniecka streets, is a group of six houses inspired by Japanese art. They are distinguished by their pure, refined form and harmonious fit-out. These houses, between 142 m2 and 157 m2 in floor area, stand on lots ranging from 470 to 680 m2. They will be commissioned without fit-out, but the developer agrees to offer a fit-out standard and payment terms chosen according to the individual needs of the buyer. The development is to be completed in the 4th quarter of 2009. Four of the six planned houses are still for sale.

Small, but not cramped

A large estate of semi-detached houses is offered by Domy Na Plus. This gated community is located in the Wyżynna St. in the Kurdwanów Housing Estate. The small sizes of houses – ranging from 75 m2 to 115 m2 - and lots (most below 300 m2) make them more affordable, driving the price down to PLN 505,000 - PLN 550,000. The houses are fitted out, and three of the sixteen have not yet been sold.

Semi-detached houses seem a reasonable alternative for those who dream of having bit of their own greenery, but do not feel comfortable living completely outside the city. The number of such projects and the market demand justify the prediction that this type of development will be increasingly frequent in the Krakow cityscape, and therefore also on its real estate market.
