TRANSACTIONS. Capgemini rented 10,000 sq.m. of office space in Quattro Business Park.
Despite the downturn in the economy, the market of office properties in Kraków continues to develop very dynamically.
An example of that trend may be the contract of lease, which was signed in recent days by the Buma Group and Capgemini Polska. The contract concerned lease of office space in Quattro Business Park, an office complex presently under construction to be ultimately composed of four buildings, fourteen storeys each. The contract is for an office space of 10,000 sq.m. located in the first of the four tower blocks, scheduled to be put into use in the 3rd quarter of 2010 (with ca. 1,400 people to be employed there).
The Buma Group, which can boast several completed large office projects of the total surface area of 55,000 sq.m. (including, among other things, Buma Square, Rondo Business Park, and Onyx office building) is one of the most active housebuilding companies on the office space market in the region. Some of those facilities have already found new owners, and those owners include big investment funds. "We specialize in the construction of Class A office buildings," stressed Mr. Piotr Michalski, President of the Buma Group during his last week's meeting with the representatives of the press.
Capgemini Polska, the future tenant in the first of the buildings in the newly constructed complex is one of the world's largest companies, providing services in the fields of financial outsourcing, consulting, and IT advising.
"The lease of office space in Quattro Business Park is advantageous, also because of the close location of Rondo Business Park, where we have already rented 9,000 sq.m., and in view of the prospect of renting another portion of office space," emphasizes Mr. Marek Grodziński, Manager of Capgemini BPO Centre in Kraków. "In my opinion, Kraków has great prospects in the field of business outsourcing and should make the most of that opportunity."
The Quattro Business Park complex, which was designed by APA Kuryłowicz & Associates Design Office, will have ultimately 48,000 sq.m. of leasable area. In addition to office facilities, in the complex there will be will be a courtyard with a coffee shop and park furniture elements, a free-standing building of a multi-level car park with 5 ground level storeys and a single underground one. Presently, the Buma Group makes preparations for the implementation of another large project. That project will concern the Green Office – an environmental-friendly office complex of the surface area of more than 37,000 sq.m. to be constructed near the Third Campus of the Jagiellonian University.
