Exclusive houses in the Wola Justowska district
"Zaułek Onyx"

Exclusive detached houses with garages and gardens in a cosy, gated community whose name translates as "The Onyx Cul-de-sac" at the junction of Królowej Jadwigi and Pylna streets in the Wola Justowska district of Krakow. Every house is about 117 m2 (almost 1260 sq. feet) in floor space.
Remarkable architecture with large glazed surfaces, high standard Schuco external aluminium doors and windows and distinctive graphite facades. The galvanized steel terraces and external stairs feature glass balusters.

The houses are equipped with central heating from a gas-fired boiler and under-floor heating in bathrooms and the entrance space, mechanical ventilation and a complete entryphone system. Terraces equipped with remotely controlled awnings.  The estate is protected by a fence made of exotic wood and a limestone wall.

The entrance gate and garage door are operated with a remote controller. Entryphone terminals installed at the entrance gate and the pedestrian gate are connected to houses. Internal roadways of the estate, driveways leading to garages and pedestrian paths to the houses are paved with sett. Grounds planted with trees and shrubs.

The Zaułek Onyx development has not gone unnoticed by either organisers or participants of architectural polls and competitions:
- Put forward for the Professor Janusz Bogdanowski prize awarded annually to the best Krakow work of architecture;
- 2nd place in the "Bryła 2008" national architectural poll organised by the bryla.pl portal for the best architecture of the past year,
- put forward for a prize in the Polish Architecture 2008 national poll in the Flat and House category. Zaułek Onyx was selected as one of six most interesting facilities built in Poland in 2008. The poll is organised by the portal sztuka-architektury.pl

The correct functionality of each small house is assured by splitting the interior into the day zone of the ground floor and the night zone on the first floor. The ground floor features a very well lit living room with a kitchen annexe and a dining room, a toilet and a large entrance enclosure. The first floor includes two bedrooms and a bathroom. Every house has its own terrace and garden.

Building standard:

Energy-efficient buildings with very good heat insulation. Outside walls with the thermal insulation ratio of U=0.20 W/m²K.

Windows, garden door and transom of the entry enclosure: Schüco aluminium with the following compound glass panes: a float hardened glass/a frame/a P4 anti-burglary pane; thermal insulation ratio K=1.1 W/m ²K.

Main door to the house: all aluminium, by Schuco (the door to every building of a different colour)

Facades: of Trespa Meteon facade board and acrylic plaster (in bays)

Terraces on the garden side and main stairs with landings: galvanized steel structures, balusters of safety glass;

Awnings over terraces: remote controlled;

Forced ventilation of "wet" spaces (kitchen, bathrooms, garage);

Central heating:
- natural gas fired: a dual-function Vaillant Aqua Plus Turbo boiler in the first-floor bathroom, radiators according to personal wishes;
- under-floor electrical – in the bathrooms and the entrance enclosure.

Buildings fitted with entryphone wiring and conduits for the aerial installation.

Interior stairs: custom-made by any selected contractor in accordance with the Customer's wishes.

Garage door: heat insulated, tilt-action, by Hörmann, electrically driven and remote controlled.

Remote controlled entrance gate to the estate, pedestrian gates of galvanized steel with electromagnetic locks, a modern galvanized steel fence. The entrance gate and pedestrian gate fitted with entryphone terminals connected to houses. A limestone wall on the side of the Królowej Jadwigi St.

Land levelling with a humus layer added, sown with grass, planted with birch, pine and dwarf pine.

Internal roadways, driveways leading to garages and pedestrian paths to the buildings paved with sett.

Natural gas and electrical connection boxes surrounded by masonry walls with acrylic plaster, flashings, facades finished as "green walls".

Waste bin enclosures - steel supporting structure, facades of Badi tropical wood.

Rainwater from rain pipes, drainage of the roadway to the garage and of the road: evacuated to municipal sewers.

Works left to the Customer to complete:
- painting walls and ceilings
- flooring
- electrical fittings
- chinaware and brassware
- internal doors

FINANCING

I. RESERVATION FEE – guarantees that over the period of two weeks from signing the contract the flat chosen by the Buyer will not be offered or sold to anyone else.
The Buyer pays a Reservation Fee of PLN 10,000 (say: ten thousand Polish zlotys). The reservation agreement is concluded upon the Buyer's request for him/her to arrange the financing of the purchase.

II.  PRELIMINARY AGREEMENT – the Seller's undertaking to sell, and the Buyer's undertaking to buy the flat with the associated space (a garage) and the share of the common part of the building.

Financing:  
a) an additional payment of 5% of the price of the flat when the preliminary agreement is concluded, the previously paid reservation fee is credited to the account of this payment;
b) 90% of the price payable within 1 month of the date of the preliminary agreement or in two equal instalments of 45% of the price each by dates agreed on an individual basis.  
c) the last 5% of the price payable within 3 days of signing the protocol that the flat is ready for handover, but no later than 3 days before concluding the promised contract of sale.

III. CONTRACT OF SALE – in the form of a notary deed, once the Seller has obtained the occupancy permit for the building and the Buyer had paid the entire selling price in accordance with the provisions of the preliminary agreement.  
- Costs of executing this Contract payable by the Buyer include the notary fee and the cost of court entries.
